SEO for Durham Trades: HVAC, Plumbing, Roofing and Landscaping

September 9, 20263 min read

What HVAC, plumbing, roofing and landscaping companies in Durham Region should build first for search — including seasonal and emergency demand.

Trades searches are different from most local searches in two ways: a large share are emergencies, and demand swings hard with the season. An SEO plan that ignores both will produce traffic in the wrong month.

Emergency searches: speed decides everything

"Furnace not working Oshawa" at 6am is not a research query. The person will call one of the first two or three results and stop.

What that means practically:

  • A tap-to-call phone number in the header on mobile, not buried in a footer.
  • Your hours and callout availability stated on the page, including nights.
  • A page that loads before they lose patience. Aim to show the main content in under 2.5 seconds on a phone.
  • A dedicated emergency page per service, not one "Contact us" page.

If your after-hours coverage is real, say so in the title tag. "24/7 Emergency Plumber — Oshawa & Whitby" gets clicked over "Plumbing Services".

Seasonal demand: publish before, not during

Trade Demand spikes Publish or refresh by
HVAC — heating First cold week, Oct–Nov Late August
HVAC — cooling First heat wave, Jun–Jul April
Roofing After wind and ice storms; spring February
Landscaping Spring cleanup, Mar–Apr January
Plumbing — frozen pipes Deep freeze, Jan–Feb November

Search engines need weeks to crawl, index and start ranking a page. Publishing a "frozen pipes" page during the freeze means it ranks for next year's.

Refresh rather than republish: keep the same URL, update the year, prices, photos and advice. A page that has been accumulating links for three winters outranks a brand new one.

The page set that covers a trade

  1. One page per service line (furnace repair, furnace install, AC repair…).
  2. One emergency page per service line, where emergencies exist.
  3. Town pages only where you have proof — see one page for all of Durham, or one per town?.
  4. A pricing page with honest ranges. Trades customers hunt for this and few competitors provide it.
  5. A financing or rebate page where relevant — Ontario efficiency rebates are searched heavily during heating season.

Proof beats adjectives

Licences, insurance, WSIB coverage, manufacturer certifications and TSSA registration where applicable: put them on the page as text, with numbers where you are allowed to publish them. This is the trade equivalent of the E-E-A-T signals Google talks about, and it also converts.

Photographs of your own work, with descriptive alt text ("new asphalt shingle roof on a two-storey house in Courtice"), do double duty: they demonstrate the work and they give search engines readable context.

Getting the fundamentals out of the way

Trade sites are usually built once and left alone, which is why crawls turn up the same things: broken contact forms, missing pages after a rebuild, one title tag repeated across every service, and 4 MB job photos straight off a phone. Fixing those is not exciting, and it is where the first gains come from — the same order of work described in SEO for Durham Region businesses.

Check your own site first

Before you change anything, see what a search engine actually sees on your pages. Run a free scan at seo4i.com — it takes about a minute and returns the same technical checks we use on client sites, plus a plain-English list of what to fix first. Plans and limits are on the pricing page.
